WHAT WE DO

How We Can Help

We improve project outcomes by uncovering issues in design documents before construction begins — when changes are easier and less costly.

Developers, Construction Managers and Owners:

Our independent plan reviews help reduce RFIs, minimize construction delays, and control cost exposure.

Architecture Firms:

Our third-party QA/QC reviews strengthen design quality, improve coordination, and reduce errors and omissions during construction.

WHAT WE REVIEW

Our Review Process

Most construction projects are plagued with issues stemming from plans that lack coordination, have missing information, or provide details that are not buildable. Over the past 25 years, we've developed a comprehensive review process specifically focused on identifying these issues early—resulting in a significant reduction in change orders, RFIs, and schedule delays.

Most construction projects are plagued with coordination issues, missing information, and have details that are not buildable. Over the past 25 years, we have developeed a four-stage review process focused on identifying these issues during design.

Each review is focused on these four key areas...

Interdisciplinary Coordination

We carefully review each interface between all disciplines to identify conflicts before they reach the field.

Bid-Ability

Clear, complete documents lead to accurate bids. We review each project to confirm that scope, intent, and details are well defined and consistent across all disciplines.

Build-Ability

We bridge the gap between design and construction by identifying potential constructability, sequencing, and logistical issues before they affect the field.

Specifications Review

We review the specifications thoroughly to confirm that all materials, systems, and equipment align with the plans and design intent.

DELIVERABLES

What You Receive

Report

We provide a comprehensive report summarizing all issues, with comments organized by discipline for easy reference.

Plan Markups

You’ll also receive a PDF set of the plans with our markups clearly shown for quick reference.

Post-Review Meeting

We host a virtual post-review meeting to summarize our findings, go over the top issues in detail, and answer any questions.

WHEN TO REVIEW PLANS

Review Milestones

Determining when to perform a constructability review is an important part of planning the process. Several factors influence the ideal timing, including project size and complexity, the design schedule, anticipated bid date, and available review budget. While there is no one-size-fits-all answer, the following guidelines can help determine the most effective timing for your review.

The ideal timing for a constructability review depends on project size, schedule, bid date, and budget. These guidelines can help you choose the most effective stage for your review.

100% DD

The 100% Design Development (DD) review is often an ideal starting point for larger or more complex projects. At this stage, the review focuses on major building systems and design components, helping to identify significant coordination or constructability issues that may require redesign before progressing to the construction document phase.

A 100% DD review is ideal for larger or complex projects. It focuses on major systems and helps identify issues that may need redesign before construction documents begin.

50% CD

The 50% Construction Documents (CD) phase is the ideal starting point for most projects. At this stage, the drawings and specifications are sufficiently developed to allow a comprehensive review, while the design team still has ample time to address identified issues before bidding or the start of construction.

The 50% CD phase is an ideal starting point for most projects. Plans are developed enough for a thorough review, and the design team still has time to address issues before bidding.

95% CD

The 95% Construction Documents (CD) review is the most critical milestone in the process. At this stage, the plans and specifications are nearly complete, allowing for a comprehensive evaluation of the entire project to verify coordination, constructability, and overall document quality.

The 95% CD review is the most critical milestone. With plans nearly complete, it allows a full evaluation of coordination, constructability, and overall quality.

100% CD

The 100% Construction Documents (CD) package is the ideal point to perform a back check review. This step verifies that all issues identified in previous constructability reviews have been properly addressed and incorporated into the final documents, ensuring a fully coordinated set ready for bidding and construction.

The 100% CD package is the ideal time for a back check review. This step confirms all prior issues have been resolved and incorporated into a fully coordinated final set.
